What is a measurement or floorplan service?

Home measurement services are just what they sound like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a home measurement service, a certified appraiser measures the home with a measuring tool — either a tape measure or laser measuring device. As they tour the house, they make note of the layout of the rooms and other features, like stairs, entryways, and pantries. They might sketch out the property. Then, the appraiser develops a report and detailed floorplan showing the total living area and the general layout of the home. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are floorplan services required?

Real estate taxes

Tax records frequently reflect incorrect square footage because the values can come from several sources, and occasionally go unproven — which means you may be taxed for more square footage than you actually have! Unless an appraiser has executed a recent appraisal or measurement service on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to challenge your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Putting a property on the market

A floorplan service can ensure that you're paid a fair price for your property. Square footage is one of the most important factors potential buyers look for when purchasing a house — but since square footage values are often estimated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of your home as well as the number of potential buyers. The only reliable method of using an accurate GLA when listing your property is to reference a previous appraisal or measurement service carried out by an appraiser (after any updating that might have affected square footage).

Information for real estate professionals

To ensure that your client's property closes at a price that properly reflects market value, we advise asking for a home measurement of the property. Your clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tool for enticing potential buyers since they can review the layout and features of the home before and after a tour.
